Phone calls or emails were not answered timely (in my eyes)
I had cash to use for the downpayment and it was recorded as a gift which it was not and caused a huge amount of stress

Nick & Matt made our closing so freaking easy. It took us 31 days from first touring the house to having keys and a large part of that is Guild & Nick's efficiency at getting the job done and taking care of us every step of the way.
