You have to factor in many variables including closing costs, down payment, mortgage insurance, how long you plan on having the loan and/or the house and what your comfortable with paying on a monthly basis. I spend the time with my customers to help them understand the options available to them so that they can CHOOSE the right mortgage. I won't just tell you a rate and move on.
