Turns out some of the fees charged exceeded the amount allowed by law. This was for title insurance services, not sure if it's directly related to Prosperity.
Also, loan origination fee was 1.25%, typical in my experience is 1.00%.
The whole process was straightforward and everyone was available to answer my questions.

A $1,500 cresit from the seller was missed on the closing docs. I know we were doing a tight turnaround on the close, but any of the agents would have noticed had they had a chance to review the docs at any point prior to the closing. Sorry....
