Sue is a lifelong resident of Mishawaka. Graduating from Mishawaka High School and attending the local Universities. Sue began her real estate career in lending while attending Ivy Tech and IUSB. Sue managed several local financial services companies specializing in real estate mortgages, automobile financing and personal loans. Then Sue focused on a career in Real Estate Appraising. Sue has been appraising for over 22 years. Sue obtained her Indiana Certified Residential Appraisal license and is the owner of her own Real Estate Appraisal Office (Barhydt Appraisal Services, INC) for the last 19 years. Recently, Sue expanded her real estate background by obtaining the Indiana Brokers License. Sue feels that she has a well-rounded understanding and knowledge of the local real estate market. Sue resides locally and specializes within the St Joseph and Elkhart County Markets. Sue cautions the consumer that when working with an agent with dual licensing, the consumer needs to be cautioned that a CMA and an Appraisal are NOT the same. When engaged as an agent/broker, Sue will be performing a CMA Valuation. A CMA Valuation is a study of the local market for like properties and what they are selling for along with their asking prices. A CMA will help YOU; the seller decides the highs and lows of a neighborhood and narrow in on a price to list your home. On the other hand, a Purchase Appraisal is performed primarily for a lender to determine the soundness of the lender's collateral. When purchasing and financing a home it will be pledged as collateral for the loan. Different lenders, and types of loans, will request difference lending guidelines. As an appraiser, Sue is familiar with most of these differences and what lenders are looking at for collateral guidelines. This is helpful information when looking at homes to purchase. As a homebuyer or seller, you can get lost in all the different terminology. Sue will be happy to assist. Sue can answer any of the questions you have regarding these differences or any other questions you may have during the process. Sales Accomplishments In 2019 Sue closed over 1 Million in sales transactions with a 5.0 in Customer Satisfaction. In 2019, Sues' listings reflected a list to sales price ratio of 99.7% which is above St Joseph County's list to sales price of 96.7%. Sue's Listings sold after an average of 3 days on the market. Sue has been active within the local real estate community.
