I have lived in the Las Vegas area since 2003, after having been a successful multi-unit business owner in the Pittsburgh, PA area, and also had a number of my own personal real estate holdings there. I relocated my family to the valley not only for the beautiful weather, but also for the opportunities and recreation found in and around the area. Las Vegas averages 289 sunny days per year with mild, short winter and two springs, the second replaces fall. As the entertainment capital of the world you have a wide variety of show, dining choices and cultures, and a wide variety of local cultural and recreation options. Nevada also offers tax advantages over most other states, and with today's home pricing, makes it an even more affordable place to live. I didn't immediately begin my career in real estate, as I felt the market wasn't sustainable at that time. Feeling that way, I couldn't in clear conscience help a buyer purchase a home that couldn't sustain the wild prices increases. Unfortunately, for those that did purchase during that time my thoughts came true. Once it became obvious that the market would readjust, I began my certification, testing, and establishing myself in the profession as a full time agent licensed as a NV Broker - Salesperson. You may ask "What is the difference between a Salesperson and a Broker Salesperson." A Broker Salesperson has more educational and/or real estate business experience requirements, and has to pass the Nevada Broker's Exam. The college courses needed to be eligible include business, economics, management, accounting, finance, and marketing, in addition to another 37 general college level units. For me personally, my university course credits easily met those requirements. This license and it's additional education requisites, combined with my years of business experience and ownership, add to the qualifications I offer my clients. I am also licensed for Property Management, providing this additional knowledge and experience for homeowners and investors, although not currently active as my brokerage has a separate division for this service. My specialties are simple...it's my clients and their individual needs. The Las Vegas Valley has such a wide assortment of homes, condos, and lifestyles to chose from, I don't limit my clients to a community, area, or style of home. I've found that especially for those relocating to the Las Vegas Valley, they may not realize all the choices they have available to them, often hearing that a select area or Master Plan is "The Best Place to Live in Las Vegas." In my experience with buyers there is no one special place, it really depends on your personal tastes, needs and budget. Even for those where budget isn't a consideration, there are multiple options available, and that's easily seen by the celebrities and entertainers that are scattered all over the valley. So no, I don't 'sell you' on any one neighborhood, but help you find the one that best fits you. For home sellers, I also offer professional services for marketing your home for sale. From quality photography and complete multi-list descriptions, to the option of the latest in quality 3D home tours using the Matterport system. Of course, your home is also listed on the many Real Estate portals available online today and that presentation is very important to obtain your home's best exposure. Most of all, I provide you with the guidance and information you need to help to provide you with your best possible return. Why did I chose Simply Vegas Real Estate? That answer is simple. While Simply Vegas is known as a top producing Luxury Home Boutique Brokerage, I can offer my clients, at a variety of price levels, that level of service. It's about being able to offer you quality, and not getting lost in the shuffle from those focused on quantity, high pressure sales, or bargain basement - minimal attention. My personal service offers you a lot more time for your specific research, and is mixed with availability and communication. I can't see being able to provide that level of personal attention if juggling so many clients only to feed high office and brokerage fees, as at some point you'd start dropping some balls.
