After finishing high school, I attended the USAF Academy and performed a 20 plus year career flying T-38's, KC-10's and KC -135's in the Active Duty and Air Force Reserves. Although I live in North Carolina now, I frequently visit my family who all still live in Fairfield County. I have been in the mortgage origination business since 1998 and licensed since 2003. The reason why you see different rates advertised is that we all pretty much have access to the same "Par" or no commission rate. As the rate is increased above the Par rate, lenders pay a higher commission to cover loan officer compensation and mortgage company operating costs. Many mortgage companies have high cost structures (big fancy offices, receptionists, processors, branch managers, etc.) coupled with salaries and benefits for all employees and are paid for - indirectly by you - through a higher rate. Since I am the only employee, I keep my cost structure low and pass along the savings through lower interest rates and costs. The result is a considerable savings on every monthly payment and over the life of your loan.
