We are NOT solely a credit score driven lender; we will close an 840 score borrower, and we will close, a "make sense" 500 score borrower. We can do this because we are direct lenders, and, we have the ability and authority to manually underwrite and override a decision if a computer or "automated underwriting engine" does not approve a loan. If we do NOT get an "automated approval" we have the ability to ask & look for more client details and dig deeper for common-sense compensating factors, and manually underwrite a file. MANY banks & lenders DO NOT manually underwrite loans, because it adds an extra layer of risk for the lender, or because they do not have the authority from HUD, FNMA, OR FHLMC to do so. The fact is, at Sun West Mortgage Company, we turn-around many loans that other institutions could not approve. We look for ways to help our clients succeed in the buying of their homes and home-ownership. "What is Automated Underwriting?" -- Many if not Most, lenders will ONLY rely on one or two National Centralized Computerized Underwriting Systems to "tell them" if YOUR loan is approvable. The most common engines are: DU (FNMA / FannieMae's engine), or LP (FHLMC / FreddieMac's engine), and they are used to quickly assess input data, and underwrite for FHA, VA, USDA, and Conventional loans. These "engines" work well if you fit perfectly into a perfect box. Many of us do not fit into this box. Many applicants today are complex, and complicated things have happened in their lives - possibly with their employment, investments, credit, divorces, and prior hardships. These factors need a "Human Underwriter" to review them, and make a decision by manually underwriting a file. If needed, WE CAN manually underwrite your loan.
